The base of an HDB toilet door frame is the most common rotten frame in Singapore. We rebuild it and seal it so it lasts.
Bathroom floors are wet every day. The bottom of the frame takes in water through its end grain, and once the finish wears off, the timber starts to rot. You'll see dark staining first, then swelling and cracks, then soft timber that crumbles.
If the toilet door itself is swollen at the bottom, we can trim, seal and re-varnish it on the same visit.

The frame sits on a floor that gets wet every day. Water wicks up into the end grain at the base, especially where the original silicone or varnish has worn away. Over a few years the timber softens, swells and rots.
We seal the end grain and base of the rebuilt section before varnishing, and run a bead of silicone where the frame meets the floor. Wiping up standing water also helps.
Usually not. If the bottom of the door is also swollen, we can trim, seal and re-varnish it, or quote a replacement door.
